Approach

Node’s original role at Branston Locks was as the masterplanner in obtaining outline planning consent in 2015 for up to 2,500 new homes, a local centre, primary school, and 20ha of employment development.

Node has continued to be retained by Nurton Developments Ltd in a design advocacy role, overseeing and providing advice on the design, sale, and development of each of the masterplan’s reserved matter development phases. This work has involved working collaboratively with a number of national house builders, housing associations, retailers, Staffordshire County Council and the Department for Education to guide the design development process of each reserved matters phase.

Impact

Node’s design advocacy role has seen numerous benefits and outputs brought to the delivery of the masterplan. Principally, Node has been active in raising the quality of development across the phased sale and delivery of the masterplan, maximising the values of Nurton’s retained land holdings for the future sale of the masterplan phases.

Node had also been influential in guiding the design development process for each of the reserved matter phase developers, ensuring a strong level of compliance with the LPA adopted Design Guide, streamlining the planning application process as a result. In addition, where market changes have required amendments to the masterplan, Node have negotiated amendments to the LPA adopted design guide.
