Approach
Node were commissioned by Redrow to provide urban design, masterplanning and landscape visual impact advice in the production of an outline planning application for approximately 500 new dwellings on an unallocated greenfield site to the south of Burbage, Leicestershire.
Node undertook a detailed character assessment of the village, recognising distinctive features such as the organisation of street patterns, the relationship between the streets and the built form, as well as commonalities in the local vernacular that could be adopted within the design and layout of the scheme. Node’s analysis also extended to include national, regional and local landscape characters, informing the team of key opportunities in the creation of distinctive landscape areas to benefit both existing and future residents.
Impact
The two phased approach saw Node produce an illustrative layout, indicating a characteristic approach to developing the first phase of approximately 100 dwellings, in addition to the production of a supporting landscape visual impact assessment.
Following this Node were retained to produce an overarching masterplan for the wider 500 unit scheme, structured on key principles of landscape character and the creation of a new principal cross-street to unify the fragmented urban form created by the high levels of technical constraints present across the site. Working closely with the in-house Redrow design team, Node guided the planning application design and development process to produce a scheme that was both representative of the village’s distinctive built form as well as a commercially viable venture for the client.
