Node were commissioned to provide a suite of townscape and heritage assessments in support of a transformational £360 million scheme, featuring towers of 53 and 41 storeys. We worked within a multi-disciplinary development team, also including Associated Architects and CBRE, to deliver a complex and ambitious project.
The scheme required careful navigation of many heritage and townscape sensitivities, being located immediately adjacent two listed buildings and the city’s historic canal network, and featured within views of townscape and heritage interest from across the city centre area.
Node delivered a robust townscape, heritage and visual impact assessment (HTVIA) in support of the planning application. From the outset, the team sought to turn site’s heritage constraints into opportunities, seeing the listed buildings and canal network as assets to be embraced and celebrated within the new public realm. The HTVIA provided a robust assessment of potential townscape and heritage impacts, carefully following best practice approaches to minimise risks to the client. The lessons of the HTVIA were used to inform an iterative design process, and negotiation with key stakeholders, to mitigate adverse effects and bolster the case for planning approval.
